PARCEL 12 OFFSITE STORMWATER IMPROVEMENTS

TRE & Associates, LLC staff were retained by the developer, Tri-Freeze, L.P. to evaluate the stormwater run-off from a significant watershed within the Paseo del Este Master Planned Community and design a regional solution for run-off controls in order to regain developable commercial property and remove it from the floodzone.

TRE staff coordinated with the US Army Corps of Engineers regarding jurisdictional determination for planned improvements, and prepared the submittal documentation in order to receive approval from FEMA for the granting of a LOMR after construction. TRE represented the owners in providing construction services which included cost estimating, construction specification and bid package preparation, administration of bidding and construction management.

The design and construction of this 48 ac-ft pond and associated drainage improvements resulted in the commercial viability of a 23 acre parcel at the intersection of two major arterial roadways and the removal of the flood zone designation from IH-10 highway-frontage commercial property.
