TRE & Associates, LLC represented the site improvement design to support the Oak Park Retirement Community for Cameron General Contractors and Resort Lifestyle Communities. The 130 unit independent living center is located on seven acres within the City limits of Katy, Texas.
The site development fell under the permitting authority of numerous entities requiring TRE to negotiate through the intent of the overlapping rules in completing a design acceptable to each reviewer. The developer’s site planning for project feasibility did not anticipate the adoption of stormwater quality and detention requirements by Harris County Flood Control District (HCFCD) prior to the initiation of entitlement processing. The rules provided for alternatives to meet those requirements which included bio retention ponds. In working closely with HCFCD, TRE prevailed upon previous experience with bio retention ponds to address the requirements of the newly adopted rules. This required extensive site planning revisions to incorporate the capture areas and topographic realignment to create the runoff collection areas. This design and subsequent construction was one of the first to receive HCFCD approval.
TRE is representing the owners in providing construction support services which includes responding to request for information, routine construction observation, and coordination with reviewing entities for project acceptance. The development is scheduled to open in May 2016.
